In May, I helped a client sell her Noe Valley condo which I have referenced in an earlier blogpost. She had moved to southern California and had rented her place for awhile. It wasn’t a very big unit – under 1000 square feet – and had a slightly challenging layout. But it did have a large lush garden which once we put the condo on the market, captivated people. We knew that her unit needed some work as tenants hadn’t cared for it as she had. It didn’t have parking which in the slower condo market was another reason that it might take awhile to sell.
My client listened and agreed to all of the recommendations I made to prepare the unit for sale, like painting, refinishing floors and installing new carpeting, to name a few. It made a big difference in the appeal of the unit. Once we put it on the market after showing it “off market” for a short while, it garnered a lot of interest. So much interest that we set an offer date. We received 3 offers and it sold substantially over the list price. The real reward for me was that I made my client very happy with the result.
