Selling Home 18% Over List Price in Slow Market, Sellers Are Thrilled!

Eight years ago I met Sarah and Kevin. They had a daughter who was almost 2 and were expecting another. I helped them find their first home near USF, known as the Lone Mountain neighborhood. Flash forward, with 3 children under 10, they had finally outgrown their home and were ready to sell. The market wasn’t very good the last half of 2022 so putting their home on the market in February was a leap of faith.

They still loved where they lived and had many happy memories about their home and the area.  Sarah wrote them down in a statement for prospective buyers, highlighting the peek-a-boo view of the ocean from their living room bay window, the sunny deck off of their kitchen and she even recommended nearby Arguello market’s delicious sandwiches. Just reading what my client wrote made me realize she would miss this home.

After putting together a plan which included painting and staging the home along with fixing some things that needed attention, it was photographed and a website and marketing brochures were created. It was on the market for less than two weeks and had 26 disclosure package requests and received 5 offers with it selling for $2,705,000 – more than 18% over the list price of $2,275,000. As discussed in my prior blogpost, it is currently a mixed market and this home is an example of the more exuberant part of the market.

I’m thrilled for my clients so that they can move on with their life. I’m happy for the new buyers who have a beautiful home where they will build many special memories.
